Most Lowcountry bulkheads are timber or vinyl walls holding a yard out of a tidal creek or the Intracoastal Waterway. They fail quietly: a fastener rusts, a whaler rots, the mud pulls at the toe — and one spring you notice the fence line isn't straight anymore. Almost all of it is fixable if you move before the lean gets ambitious.
The lean. Hydrostatic pressure after heavy rain pushes from the land side; the tide pulls from the water side. When original tieback anchors corrode or were never adequate, the wall rotates. New helical anchors, properly tensioned, can pull a moderate lean back and hold it for decades.
Rotted whalers and pile tops. The horizontal timbers and pile tops live in the splash zone — the wet-dry cycle is the most corrosive environment on the wall. Sections can be sistered or replaced without touching sound sheeting below.
Fill loss through sheeting. Gaps between boards or panels below the waterline let the tide steal your yard a cup at a time. Filter fabric, joint sealing, and backfill replacement stop it.
Toe scour. Current and boat wake dig a trench at the base of the wall until the footing has nothing under it. A course of toe stone (riprap) armors the base before the wall loses its footing — see riprap & erosion control.
Cap and walkway damage. Often cosmetic, sometimes the first visible symptom of movement underneath — worth a real look either way.
Alignment measured against fixed reference points. Probe of pile and whaler condition at the splash zone. Toe condition at low tide. Backfill inspection for voids. Anchor check where accessible. You get a written scope: what's failing, what's fine, what it costs to fix now, and what it costs if it waits.

Repair is almost always cheaper and less disruptive than replacement, because it keeps the parts of the wall that are still doing their job. The right method depends on which layer has failed:
Helical anchors are driven back into stable soil behind the wall and connected to a new waler, then tensioned to draw a leaning wall back toward plumb. This is the workhorse fix for rotation, and it re-uses your existing sheeting.
The splash-zone timber is cut out and replaced with new pressure-treated or composite members while the buried sheeting stays in place. It resets the clock on the fastest-aging part of the wall.
Filter fabric behind the wall, sealed joints, and replaced fill stop soil from washing out through gaps below the tide line — the quiet cause of most sinkholes behind bulkheads.
A course of stone at the base stops scour from undermining the footing. Often paired with a lean correction so the fix holds instead of slowly repeating.

Joint sealing, backfill & toe stone — roughly $150–$300 / linear foot. The early, cheap interventions that stop fill loss and scour before they turn structural.
Tieback anchor retrofit & whaler replacement — roughly $300–$500 / linear foot. Structural work that corrects a lean and resets the splash zone.
Partial re-sheeting — roughly $450–$600+ / linear foot. Replacing failed panels or boards while keeping the sound sections of wall.
These are planning figures for SC tidal-creek and ICW walls, not quotes. Access, tide, disposal, and how far the damage has progressed move the number — which is exactly what the written assessment pins down.
The decision usually isn't close once someone reads the wall correctly. A wall with sound sheeting and a moderate lean is a repair — anchors and timber, not demolition. A wall that has rotated hard, lost its toe, or shows rot along the whole run is throwing good money after bad if you keep patching it, and belongs in the replacement conversation. Most repairs run roughly $150–$600 per linear foot depending on what's failing — sealing and toe stone at the low end, anchor and whaler work in the middle, partial re-sheeting at the top. A short written assessment turns those ranges into a real number for your wall.
A moderate lean is usually fixable with new tieback anchors, as long as the sheeting and toe are still sound. A wall that has rotated hard or has widespread rot is past retrofit and should be replaced.
A well-built pressure-treated timber bulkhead in brackish tidal water typically lasts 20–30 years. The splash-zone timber ages fastest and is often replaceable on its own long before the whole wall is done.
